Residential Building Inspections
The adopted codes required that all work must be inspected at specific intervals during the construction process by certified building inspectors. It is the Building Permit applicant/recipient’s responsibility to request inspections and receive proper approvals from the Codes Department prior to moving to the next phase of construction. At the completion of the project, after all final inspections have been made and approved, the electrical service will be released to the power company. The permit holder will receive a Certificate of Occupancy or notice of final inspection to authorize Use and Occupancy of the improvements. The cost of all inspections is included in your building permit fee with the exception of re-inspection fees which will apply to 3rd and subsequent re-inspections. If construction progresses without the applicable inspections being completed, the permit applicant is responsible for removing the work performed/applications so that an inspection may be completed and/or submitting verification from a licensed structural or applicable engineer to verify code compliance. Either way work may not progress on the project until said inspection compliance has been resolved.
PROPERTY OWNER ACTING AS THEIR OWN CONTRACTOR
Please note, property owners who wish to obtain their own building permit for minor construction projects completed on their property may do so. However, if this is the scenario, it is understood that they then become the permit holder, their own contractor and therefore solely responsible for ensuring that all inspections are requested and completed per the checklist below. Rutherford County Building Codes will not be responsible for pursuing any legal, or other actions against your contractor on your behalf should an inspection not be completed. Any action, legal or otherwise, would be the responsibility of the permit holder.

It is our goal to ensure that all inspection requests are completed within 48 hours of receipt. If your request is received in our office by 3:00pm, it will be placed on the inspection schedule for the following business day. If received after 3:00pm, it will be placed on the schedule for the 2nd business day after receipt.
